Pré-projeto de análise da potencialidade de loteamento em uma gleba

Abstract

Population growth is a phenomenon that has been happening very fast and to support such an advance it is necessary to analyze and plan when creating new spaces for the population demand that comes with the advance of cities. Not unlike other cities in Brazil, Itaqui, in the west of Rio Grande do Sul, suffers from problems imposed by population disorder and its lack of planning. Problems that arise from the most basic such as irregular tax collection to life risks such as houses in areas that suffer from flooding. Surrounded by rivers, the city needs a precise assessment with regard to new subdivisions. Therefore, based on Federal Law No. 6,766, this work aimed to analyze the potential of a plot of land in the city for the purpose of allotment. Among the impositions of the Law that were previously classified, this analysis aims to show potential or not for the land to be the object of subdivision. Using the Google Earth tool, it was possible to do a site search, delimit the study space and with that base through AutoCad, make a pre-project that outlines the settings and demands for an on-site subdivision. The result of this research was a total area of 91,701.53m² where it was possible to have nine blocks with different measures to harmonize and preserve the vegetation already existing in the place, and all the lots are standardized, that is, the same 125m² dimension with 10m front as imposed by law, finally streets and a bike path were drafted as well as two 1000m² areas available for urban equipment. At the end of it, it was stated that some fieldwork would be needed to obtain more information, be it a topographic survey to accurately measure the altitude of the place and a survey work, to identify whether the soil holds buildings. With the available tools, it was possible to identify potential in the land, as it is close to two neighborhoods and implies that its soil supports the building, in relation to the impositions of the Law, the land meets the requirements giving potentiality to the area.
