Alvenaria estrutural e estrutura de concreto armado: estudo de custos e satisfação em habitações de interesse social

Abstract

In view of the high housing deficit of credit facilities for the acquisition of real estate, especially geared to low-income people, and good phase of the economy in the country, the construction industry is going through a good moment. As a result, the construction companies are seeking alternatives to achieve higher productivity and lower costs, ensuring their competitiveness on the market. We still need to pay attention to final quality in projects and implementation in the case of social housing, because the Brazilian Constitution guarantees everyone the right to a qualified property, no matter the family's financial condition. Such housing must be designed and implemented structural view, ergonomic, thermal aspects, among others. Given the above, the present study aims to conduct a comparative study of cost and user satisfaction between the Building Systems in Structural masonry and reinforced concrete structure with masonry fencing, two works of social interest, already completed in the City Alegrete / RS. The methodology adopted was concerned primarily with analyzing the basic designs of both building systems, survey the number, and next to the National System of Costs and Indexes of Construction ( SINAPI) tables, to obtain the compositions and the cost of each structure. Subsequently, a literature search was performed, in order to assemble a questionnaire for post - occupancy evaluation, in order to find out if the system used constructively interferes with the degree of user satisfaction. And finally there was the comparison of the costs generated by the budgets of each building system. In this step, the comparison between the data collected in the survey of post- occupancy evaluation has yet been developed, confronting them and comparing them between the two building systems. Performed these steps, it was concluded that based on the data analyzed for the specific case of the houses studied, there was no significant difference related to user satisfaction in favor of any building system, therefore, the data show that they are very similar, with some points jutting into a system, and others in another. However the cost analysis, concluded that the choice of building system is of great importance because, for the case analyzed, a house of social interest, detached, single storey, the simple fact of choosing the constructive system, reduced costs by 13.5 % in this case being advantageous to the use of structural masonry construction system.
